A flexible rubber roof for low-slope buildings
EPDM is a synthetic rubber single-ply roofing membrane used on low-slope commercial roofs. Its flexibility and resistance to weathering make it a practical option for many buildings, including offices, retail properties, warehouses, and churches.
Bluefin evaluates the complete roof assembly: decking, insulation, membrane, seams, flashings, edge metal, and drainage. We explain what your building needs so you can plan the work with confidence.
EPDM roof installation and replacement
A reliable roof starts with the conditions below the membrane. We assess the existing roof layers, deck condition, insulation, and drainage before recommending a new EPDM system or a replacement.
EPDM assemblies may be fully adhered, mechanically attached, or ballasted. The appropriate method depends on the building, wind requirements, structural capacity, and selected manufacturer’s system. Our written proposal identifies the planned materials, attachment method, and repair allowances.
EPDM leak repairs and maintenance
A leak can begin at a seam, flashing, curb, penetration, or damaged area of membrane. We inspect the roof to locate the problem and determine whether a targeted repair is suitable or the surrounding roof needs more extensive work.
Our evaluations include roof drains, scuppers, perimeter details, and visible signs of moisture damage. Let us know about recurring leaks, past repairs, rooftop equipment work, or recent storm damage so we can focus the inspection.
EPDM or TPO: which fits your building?
EPDM is a rubber membrane, while TPO roofing is a thermoplastic membrane with heat-welded seams. EPDM seams and details use the selected system’s compatible primers, tapes, and adhesives.
Black EPDM absorbs more sunlight than a white membrane, and white EPDM options are also available. For Alabama buildings, we consider roof color, insulation, cooling demands, and the overall assembly when comparing options.

EPDM roofing questions
Can a leaking EPDM roof be repaired?
Often, a localized problem can be repaired if the surrounding system remains serviceable. Widespread deterioration, wet insulation, or repeated failures may call for a larger repair scope or replacement. An inspection helps establish the next step.
Can EPDM be installed over an existing roof?
Sometimes a recover may be possible, but the existing layers, moisture, deck condition, code requirements, and manufacturer’s specifications must be evaluated first. Wet or damaged components need to be addressed as part of the scope.
What affects EPDM roof cost and warranties?
Roof size, access, tear-off, deck repairs, insulation, drainage, and flashing details all affect cost. We provide a proposal based on your building’s conditions.
Bluefin offers a five-year labor warranty on roof installations, with applicable terms in the written agreement. Any manufacturer warranty is separate and must be specified in the proposal.
